Honest answers to the questions buyers actually ask.
Can I take a train from Ronda?+
Not on the most recent statement we could obtain. Renfe announced that from 30 April 2026, passengers for Ronda on the Madrid to Algeciras service make the leg between Antequera Santa Ana and Ronda by road, until Adif's works finish, with no end date printed. Adif's own Ronda station page carries a notice that the whole route is being run by road. Whether that still applies today is not established: we found no notice restoring the trains, and we do not treat that silence as proof either way. Check with Renfe before you rely on it.
Is Ronda a city?+
No, not in INE's sense. INE's Censo Anual de Poblacion counted 33,708 residents on 1 January 2025, and Ronda is a municipality of Málaga province rather than a provincial capital. It does not appear in INE's tables for capitals and principal cities, which is why several breakdowns that other pages in this guide carry are missing here. INE's padron, at the same reference date, counted 33,671, which is a different operation rather than a correction to the first.
Why is there no weather table on this page?+
Because we have not been able to establish AEMET normals for Ronda. The code AEMET uses for the town in its observation product, 6032X, returned a normals landing page that carried no station header and no table at all, and the station selector page rendered without a populated list. That is a failure to establish, not a finding that nothing is published. We do not fill the gap with a station in another municipality, because those figures would describe somewhere else.
How much of Ronda does Idealista actually price?+
Its July 2026 report prices five areas: Casco Historico, Centro, Partidas norte, San Cristobal and San Rafael. Its own area selector names ten, so El Fuerte - La Dehesa, La Planilla, Partidas sur, San Francisco and Zona Juzgados - La Feria carry no figure. Two of the priced five have no annual change either. Everything in that report is an asking price taken from listings published on Idealista, not a sale price and not a deed.
Does Ronda have an airport?+
Not one we publish. Aena's list of airports does not include Ronda, so there is no passenger figure to give and no airport field on this page. We publish no distances anywhere in this guide, so we will not tell you which airport is closest or how far away it is either. That rule is the reason the transport section on this page is as short as it is.
Who lives in Ronda?+
On INE's Censo Anual at 1 January 2025, of 33,708 residents, 1,940 held foreign nationality, just under six in every hundred, and 3,011 were born outside Spain, just under nine in a hundred. Those two counts are INE's own published figures; the shares are our arithmetic on them. Andalusia's statistical service, SIMA, gives Morocco as the largest origin, at roughly one in six of the foreign nationals, and publishes no second place, so we cannot give you a ranking.
Which hospital would I be referred to?+
We do not name one. The Servicio Andaluz de Salud runs an Area de Gestion Sanitaria Serrania de Málaga, and its hospital, the Hospital de la Serrania, is in Ronda. What we could not do is transcribe a SAS page stating which municipalities that area covers, and a reference hospital is a claim about catchment rather than about location. So we leave the field empty rather than assert something we have not read in the health service's own words.
Have asking prices in Ronda been rising?+
The municipal asking price rose by under a tenth over the year to July 2026, and it still sits a little below the maximum Idealista's own table records for June 2008. Treat that annual change with care. Idealista says the appearance of products such as seasonal or holiday letting led it to reinforce the index's quality filters, and that the filter as applied discards property meant for temporary letting and other atypical products such as auction properties. July 2026 is the first month published that way, so the annual comparison crosses the boundary.
What are the costs of buying property in Ronda?+
When buying property in Ronda, budget for property transfer tax (ITP) of 7%, plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Andalucía rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Ronda?+
Annual property ownership costs in Ronda include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Ronda within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Ronda?+
When selling property in Ronda, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Andalucía as anywhere in Spain. Plusvalia municipal is set by the town hall of Ronda and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Ronda no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
Transfer tax rates as of August 2026. Rates are set per autonomous community and do change. Confirm the current figures with a Spanish lawyer or tax adviser before you budget.
